Mrs Kellen came to Darlows estate agents in Llandaff looking to sell her Victorian three-bedroom home in order to upsize to another property. As well as selling her current property, she needed to find a suitable property to move into. Therefore, she enlisted our help in finding her the right buyers to fit her requested timescale.

Why FLINK?

FLINK was essential in selling this property because we needed to find the best buyers to work within Mrs Kellen’s timescale and with the outreach of FLINK, we generated a great amount of interest very quickly. From this, we had multiple interested potential buyers.

The property

This unique, three-bedroom Victorian property was full of character complete with gorgeous traditional features presented throughout the whole house such as beautifully crafted deep moulded coving and skirting. The property also benefits from an expansive open-plan layout, making it the ideal house to accommodate a modern family lifestyle. The three bedroom semi-detached house comprised of a reception room, an open-plan living space, a bespoke kitchen, a utility room, an attic, a shower room, three spacious double bedrooms, including a master bedroom with exposed wooden floorboards and deep moulded coving and a family bathroom.

It also offered off-road parking and a beautiful garden with a summerhouse and shed. This house was in a fantastic location as it was very centralised and close to local amenities, such as primary schools, local café & restaurants & transport links with Llandaff train station just a few minutes’ walk away. One of the features that we really loved about the property was the beautiful fireplace in the lounge, which just gives the perfect place to put your feet up and relax.

How we sold this wonderful three-bedroom property on Ty-mawr Road in Llandaff

This property was perfect for families and was ready to move into straight away. It had a very plenty of great features, a central location and not to mention the traditional and charming feel, which gave it a lot of character. Because of this, we knew it would appeal to a number of different types of buyers.

We decided to organise an open house event and used FLINK our ground-breaking marketing technology that examines data to understand who might be interested in your property and which features appeals to them.

Coupled with our professional photography, FLINK kept the interest levels on the property consistently high and provided great traction throughout our marketing campaign. As a result, we were able to get offers in quickly and negotiate the best price for our seller.  As our Branch Manager Lucy Reynolds, explains: “We were really pleased to achieve multiple offers on this property and Mrs Kellen was then able to choose a buyer that was in the best position to make it a smooth move for her, whilst still achieving the best price!”

The sellers were even kind enough to share how pleased she was with the sale of her house with us “Exceeded the asking price by £12,000. It was very quick!”
